NowProperty offers its landlords a bespoke and transparent lettings and management service, ensuring that landlords have full peace of mind knowing that their property is in professional hands.
From first-time landlords to seasoned property investors, we have an agile and efficient service which encompasses lettings and property management for all residential property owners.
Operating within an industry that is rife with dishonesty and ‘hidden charges’, we make it our absolute priority to provide full transparency and clarity on our services and associated fees – honesty, transparency and integrity are values that are extremely important to us.
We’re a people first company, meaning that our focus is on building a strong relationship with our clients, and not short term gain.
These are values that underpin our company and all of its services and operations.
We do not charge fees where a letting agreement has not been finalised.
We do not provide cookie-cutter services. We’re agile and adaptive, which means that we’ll work to your criteria, not ours.
Whether you need help finding a tenant or ongoing support managing your property, we offer clear services with transparent pricing. All fees include VAT and are confirmed in writing before you instruct us.
We handle the letting process, from marketing your property to preparing the tenancy documentation and coordinating the move-in.
For landlords who want ongoing support, we manage rent collection and the day-to-day running of the tenancy.
A detailed record of your property’s condition at the start of the tenancy helps provide clarity for both landlord and tenant.
The fee is payable by the landlord and depends on the property’s size and furnishing level. Any separate check-out fee will be confirmed before booking.
We provide professional photography, floor plans, and clear property descriptions. Our properties have full premium visibility across all major property portals.
This helps attract the right tenants for your property. We take care of all registration, viewings and negotiate offers based on your criteria.
Once we’ve found a suitable tenant, we carry out all appropriate checks before providing any formal offer.
We usually discuss the outcome of this with the landlord, and provide clear and honest advice about the offer.
Once an offer is accepted, a refundable holding deposit of up to one week’s rent may be required to reserve the property, subject to applicable legislation.
At this stage we process the documentation and referencing. Rent is only requested or accepted after the tenancy agreement has been signed, within the applicable legal limits.
We use Goodlord to conduct comprehensive referencing on all prospective tenants, including credit checks, income references and previous landlord references.
Where an applicant does not meet our standard affordability or referencing criteria, we may request a suitable guarantor or discuss other arrangements permitted by law.
For tenancies covered by the Tenant Fees Act, the tenancy deposit is capped at five weeks’ rent where annual rent is below £50,000, or six weeks where annual rent is £50,000–£100,000.
The deposit is held in a government-approved deposit protection scheme, which is a legal obligation for both landlords and letting agents.
We prepare a tenancy agreement reflecting current legal requirements, which is issued electronically to all parties for review and signature.
We will ensure that your property is ready for the tenant to move in. This includes arranging contractors for any maintenance and decoration work, furnishing and appliance requirements, and professional cleaning as necessary.
We can arrange a professional inventory and check-in report at the commencement of the tenancy. Fees are payable by the landlord and vary depending on the size of the property.
If you have opted for property management service, then we will take care of the following on your behalf: property maintenance, tenant requests & issues, annual safety compliance checks, and rent collection.
Rent collection is transferred promptly to the landlord, minus any fees owed.
NowProperty is registered with the Property Ombudsman and complies with the “Code of Practice for Residential Letting Agents”, assuring that we can deliver to the highest possible standard. All managed property security deposits are held in a DPS custodial scheme, offering peace of mind for all parties.
Since 1 May 2026, assured shorthold tenancies have been replaced by assured periodic tenancies, which run on a rolling basis rather than for a fixed term. For more information, see the Government guidance on assured periodic tenancies.
