Help & Support

Frequently asked questions

The things tenants and landlords ask us most. If your question is not here, just give us a call.

For Tenants

Renting with us

Do you charge tenants any fees?

No. We do not charge tenants a fee for finding or referencing a property.

Certain payments, such as your rent and a tenancy deposit, are payable as part of any tenancy. What can lawfully be charged to a tenant is limited by the Tenant Fees Act 2019, and we will confirm every payment to you in writing before you commit to anything.

How do I arrange a viewing?

Tell us which property you would like to see and which days and times suit you, and we will arrange it. If you would like to see several properties, we will line the viewings up together where we can.

You can reach us on 0203 002 9100 or through our contact page.

What happens after my offer is accepted?

We will confirm the offer with you and the landlord, talk you through a full breakdown of what is payable, and begin referencing.

Once referencing is complete we prepare the tenancy agreement, collect the deposit and first payment of rent, and arrange the inventory and your move-in date.

How does referencing work?

We use Goodlord to carry out comprehensive referencing on all prospective tenants, including credit checks, income references and previous landlord references.

We will also need to see proof of identity and, where relevant, your visa, so we can complete the Right to Rent check the law requires.

Where an applicant does not meet our standard affordability or referencing criteria, we may request a suitable guarantor or discuss other arrangements permitted by law.

Is my deposit protected?

Yes. Every deposit we hold is registered with a government-approved deposit protection scheme, and we use a DPS custodial scheme for managed properties. You will receive the scheme details in writing at the start of your tenancy.

How do I sign the tenancy agreement?

Electronically. We send the agreement to every party via DocuSign, so you can read it through and sign online without any paperwork.

For Landlords

Letting and managing your property

What does ‘no let, no fee’ mean?

It means we are only paid if we successfully let your property. Where a letting agreement is not finalised, there is no fee to pay.

What are your fees for landlords?

Our current fees are set out in full on our Landlords page, and we confirm them in writing before any agreement begins. There are no hidden charges added later.

Do you offer full property management?

Yes. Our management service covers property maintenance, tenant requests and issues, annual safety compliance checks, and rent collection.

Rent is transferred to you promptly, less any fees owed.

How do you market my property?

We provide professional photography, floor plans and a clear written description, and list your property with full visibility across the major property portals.

We handle all registrations and viewings, and negotiate offers against the criteria you set.

How long does it take to let a property?

It depends on the property, the asking rent and the time of year. We will give you an honest view of what to expect at valuation rather than an optimistic one, and keep you updated throughout.
